Container Homes

Any of you guys builders?

My wife and I have been a bit fascinated by container homes. Our home sits on 3/4 acre and we LOVE where we live, but our house is nothing special, was built in the 40s and devalued a ton since we bought it. We pretty much have laid to rest the idea of relo as we and the kids have nice roots here over the past dozen years, but (if zoning allows) we would not mind knocking down this house and would consider a container home. The one and only CH I've seen is on a near-by neighborhood that is very ritzy and it was three containers configured in a kinda weird way that made it two levels....I can't describe it, it is off of one of the wooded bike trails. But it looks totally badass.

In any event, from what little I have researched, CH are dirt cheap to put in place and maintain. We have a basement and a detached, two car garage that is attached by a pretty big breezeway if that helps.

We want to get our ducks in a row before we even inquired with the city, as we live in a small'ish town and intel/gossip gets around fairly easily. So in case you're thinking 'asshole, see if you can even do it before you do the research', that is why

Lots of issues.....

Sadly, you are in my day job wheelhouse. Your very best bet, low cost option. Review the permitting docs for the projects you've already looked at to see how they navigated the building and energy codes. I would also look to see if you can get a name of the builder and or vendor. They usually have navigated this terrain a couple items. If you go in asking questions of your local regulatory agency, you will get shit answers and begin a paper trail that needs to be overcome later.

I wasn't going to chime in because you've been hogging a great deal of bandwidth already. After this what's next? How to get your bitchin' '69 Firebird running again? Christ.

I'm just playin'. BD hit it on the head. I get asked this every so often...it's not welcome and the rules in place already pretty much inhibit it. You know that shit you see in Architectural Digest is not what people are actually doing, right? So go talk to the people that have done it...I wonder though if they'll talk to you because they may not have done everything on the up-and-up which depending on where you're at you can get away with...for awhile.

The flip side of this is that advanced frame construction is so goddamn good nowadays that anything you can picture within reason, you can probably get an architect to draw and a PE to stamp. Esp. using hybrids like SIP plus Advanced framing, or mixes of type I and type V construction. Tons of options all within the range of "normal" building types.

If that boxy smallish housed look appeals to you look up the Rural Studio and "Mooney Walls"...There's a lot of really slick stuff being built these days.

I don't know how the design would go in your territory (freaking tundra), but I really like Cliff May Rancho style houses. One story, open floor layout, lots of windows and sliding glass doors. Like I said, given the arctic weather y'all get, it wouldn't be ideal for y'all, but perhaps something with a similar style and floor plan without all of the glass?

I like the Cali Bungalow style houses as well.

After a quake destroyed much of downtown Christchurch New Zealand's business section, they rebuilt a lot using container construction for retail spaces.

Very impressive, the downtown is bustling.
But when I was there in 2013, there were still large areas under demolition. And there were many large residential areas that were "Red Zoned," not to be occupied or rebuilt. And there were a few Kiwis who were occupying nonetheless.
